How a tenant is charged for energy is critical to sustainability goals and improving building performance. Utility costs charged to the tenant may be:
Included in CAM charges
Charged separately (sub-meter or separate metering), in addition to CAM charges
Included in the base rent ("full service" lease)
The tenant should ensure that environmental controls, such as temperature ranges, water, ventilation, are included in the lease
